Canby moved faster even with rates above 7%

Here is the one thing that stands out: rates climbed above 7% earlier this year for the first time since January 2025, according to Realtor.com, yet Canby did not slow down. The Real Estate Data Aggregator counted 80 homes sold in ZIP 97013 in the three months ending August 31, 2026. That is up 12.7% from the same months in 2025. Serious buyers are still out there.

Homes sold faster, and there were fewer to choose from

The Real Estate Data Aggregator shows median days on market in Canby dropped to 23 days. A year earlier it was 25 days longer. That is a real shift. At the same time, homes for sale fell to 85, down 13.3% from a year before. Fewer choices, and the ones that were priced well moved quickly.

Rates above 7% did not stop Canby buyers

Freddie Mac put the 30-year fixed rate at 7.32% on October 22, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That is a real cost for buyers. Even so, the Real Estate Data Aggregator counted 75 pending sales in Canby for this period. Buyers are making peace with higher rates, or waiting for the right home when it comes.

Prices dipped a little, and that is worth knowing

The Real Estate Data Aggregator put the median sale price in Canby at $604,000 for this period, down 4.1% from a year before. Prices dipped, but homes still sold at 99.6% of list on average. That means sellers who priced well were not giving much away. The gap between a well-priced home and an overpriced one is real right now.

Not every home is getting bid up

The Real Estate Data Aggregator shows 26.3% of Canby homes sold above list price in this period. That is about 1 in 4. The share of homes going under contract within two weeks was 29.3%, down 3.2 points from a year before. So speed is up overall, but not every home is drawing a crowd. Prep and pricing still do the work.

How Canby compares with the wider market

Across the full primary market, the Real Estate Data Aggregator counted 1,095 homes sold in the three months ending August 31, 2026, up 10.3% from a year before. Canby's 12.7% gain beat that pace. Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026, and Realtor.com noted September pending home sales were down 11.3% year over year. Canby is moving against that national grain.

What this means if you are buying or selling in Canby

If you are selling, the data says buyers are out there and moving faster than last year. Price it right and it will not sit. If you are buying, know that well-priced homes in Canby are not waiting around. The median home went under contract in 23 days. That said, supply at 3.3 months gives you some room to be thoughtful, not panicked.

In short
  1. Canby sold 80 homes in the three months ending August 31, 2026, up 12.7%, with a median of 23 days on market, even as Freddie Mac put the 30-year fixed rate at 7.32%.

  4. Serious buyers are active.
  5. Prep and price are doing the work.

One more thing: these numbers cover all of ZIP 97013. A home downtown on the old town grid, a newer subdivision on the edges of town, or a property out in the county can each read very differently from the ZIP code average. If you want to know what the numbers look like on your street, I am glad to pull that for you.
