New listings rose here while national active listings also climbed

Real estate, Primary market

The one fact that changes what you should do right now: more homes are hitting the market. The Real Estate Data Aggregator counted 1,461 new listings across the Primary market in the three months ending July 31, 2026, up 4.2% from the same months a year before. At the same time, Realtor.com reported active listings up 6.3% nationally. More competition is coming on for sellers. More fresh options are opening up for buyers.

Here is the honest picture. New listings are up, but buyers are keeping pace. The Real Estate Data Aggregator shows pending sales rose 10.8% and homes sold rose 12.2% over the same period a year ago. Inventory on hand actually fell 2.3%. So even with more homes coming on, buyers are absorbing them.

What rising rates mean for this market

Rates are not helping buyers right now. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60% the same day. Realtor.com noted rates crossed 7% in late September for the first time since January 2025, and rose nearly 40 basis points over the prior four weeks. Higher rates tend to slow some buyers down. That is worth knowing if you are pricing a home to sell.

New listings by ZIP code

The market is not moving the same way in every ZIP. Some areas saw new listings climb sharply. Others saw them fall. That gap matters if you are deciding when to list or where to buy.

ZIP 97086 led the way, with the Real Estate Data Aggregator counting 206 new listings, up 21.2%. ZIP 97068 added 224 new listings, up 18.5%. ZIP 97045 brought on 263 new listings, up 12.4%. On the other side, ZIP 97222 saw new listings fall 21.7%, to 94. ZIP 97015 dropped 7.4%, to 75.

Are buyers still moving fast?

In most of the market, yes. The Real Estate Data Aggregator shows that in ZIP 97222, 55.3% of homes went under contract within two weeks of listing. In ZIP 97045, that share was 45.6%. ZIP 97015 was 44.8%. Those are real signals that well-priced homes are still finding buyers quickly in those areas.

ZIP 97381 is the one area that reads differently. The Real Estate Data Aggregator counted a median of 55 days on market there, with only 25.9% of homes going under contract within two weeks. Months of supply sat at 5.8. That is a slower, more patient market than the others. Sellers there may need to plan for a longer timeline.

The national picture alongside your local one

The National Association of Realtors reported that the national months' supply of homes for sale reached 4.9 months, the highest level in over ten years. Existing-home sales fell 2.0% in August 2026, though they are still up 1.6% year-to-date through the first eight months of 2026. Locally, months of supply across the Primary market is well below that national figure in most ZIP codes, which tells a different story than the national headlines.

Median sale prices across the market

Prices moved in different directions depending on the ZIP. Some rose, some dipped a little. None of this is a signal to panic or to celebrate. It is just a reason to look at your specific area before picking a number.

ZIP 97068 held the highest median at $850,000, up 6.8% from a year ago. ZIP 97015 rose 6.4% to $627,500. ZIP 97013 dipped 5.4% to $599,000. ZIP 97267 fell 3.8% to $550,000. Those are real differences, and they matter when you are comparing what a home is worth today against what it was a year ago.

One more thing worth saying: these are ZIP-code numbers. One street can read very differently from the whole ZIP. If you want to know what the numbers look like for your specific home, I am here anytime. No question is a dumb question, and I am grateful for every chance to help.
