Sales are up across the market, even with mortgage rates above 7%

Rates are high. That part is true. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost, and I won't pretend otherwise. But the Real Estate Data Aggregator counted 1,095 homes sold across this market in the three months ending August 31, 2026. That is up 10.3% from the same three months a year ago. People are still moving.

Nationally, the picture is more mixed. The National Association of Realtors reported existing-home sales were down 2.0% month over month in August 2026. Year-to-date through August, though, they were still up 1.6% from a year before. This market is moving faster than the national trend.

What the rate means in plain terms

Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Neither rate is low. Higher payments are part of the math right now for anyone financing a home. That is a real tradeoff, and it is worth knowing before you make a move. What the sales numbers show is that buyers are doing that math and still deciding to buy.

Nationally, Redfin reported that 21% of U.S. home sellers dropped their asking price in a recent four-week period. That is worth watching. In this market, sellers who price carefully are still closing near list. The Real Estate Data Aggregator shows sale-to-list ratios running from 98.7% to 100.4% across the ZIP codes here, depending on where you are.

How each ZIP code looked

The story is not the same in every corner of this market. Some ZIP codes saw prices dip a little. Others saw them climb. Days on market ranged from 14 to 56. Here is a side-by-side of each ZIP for the three months ending August 31, 2026, all from the Real Estate Data Aggregator.

A few things that stand out

ZIP 97045 had the biggest jump in homes sold: up 31.6% from a year ago, according to the Real Estate Data Aggregator. That is 200 closed sales in three months. At the same time, the median price there dipped 3.5% to $580,000. More sales, a little softer on price. That tells you buyers are active but watching value.

ZIP 97068 went the other direction on price. The Real Estate Data Aggregator shows the median sale price there rose 7.4% to $870,000. Homes sold were up 6.1%. Days on market, though, stretched to 32, which is 13 days longer than a year ago. More time on market does not mean things aren't selling. It means buyers there are taking a little longer to decide.

ZIP 97222 is the one ZIP where sales actually fell, down 10.6% from a year ago per the Real Estate Data Aggregator. Inventory there dropped sharply too, down 15.5%. When fewer homes come up for sale, fewer sell. The median price slipped 2.0% to $494,250. Still, homes there went under contract in a median of just 14 days, the fastest of any ZIP in this market.

What this means if you're buying or selling

If you're selling, the overall picture is encouraging. Sales are up, pending contracts are up, and most homes are closing within a percent or two of list price. Pricing right still matters. The national data from Redfin shows 21% of sellers nationally cut their price. The homes that close well here are the ones priced honestly from the start.

If you're buying, the rate is real. Freddie Mac's 7.40% on a 30-year loan adds up. But inventory is up 1.5% market-wide from a year ago, per the Real Estate Data Aggregator, and in some ZIP codes supply has grown more than that. More choices, compared to a year ago, is a real shift.

Realtor.com reported that active listings nationally are up 6.7% from a year ago, the fastest pace since February. That lines up with what the Real Estate Data Aggregator shows locally. More homes coming to market is good for buyers, even if the rate is harder.

In short
  1. Rates above 7% are a real cost.
  2. But the Real Estate Data Aggregator counted 1,095 sales in this market in the three months ending August 31, 2026, up 10.3% from a year ago.
  3. Pending sales and new listings both rose too.
  4. The market is moving.
  5. One street can read very differently from the whole ZIP code, so your specific address tells the clearest story.
