Tigard stayed tight even with more listings
Here is the one thing that shapes everything right now: mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. At the same time, CNBC reported the average 30-year fixed rate hit 7.49% last week. That changes what buyers can afford, and it changes how sellers need to price.
These numbers cover the three months ending August 31, 2026. They are real counts from the Real Estate Data Aggregator for ZIP 97224, which covers a large part of Tigard.
More listings, but the market barely loosened
The Real Estate Data Aggregator counted 241 new listings in ZIP 97224 in the three months ending August 31, 2026. That is up 19.9% from the same months in 2025. More homes came on. But months of supply only slipped from 2.7 to 2.6. The market did not open up much.
Prices dipped a little, but homes still sold close to list
The Real Estate Data Aggregator put the median sale price in ZIP 97224 at $589,000, down 1.8% from a year before. That is a small dip, not a slide. Sellers still got 99.3% of their list price on average. That number is up 0.6 points from last year. Sharp pricing still works here.
Nearly 1 in 5 homes sold above list price, according to the Real Estate Data Aggregator. That share, 19.8%, is up 4 points from a year before. And 37.6% of homes went under contract within two weeks of listing, up 10.2 points. When a home is priced right, buyers are still moving.
Homes took a little longer to sell
The median days on market in ZIP 97224 was 31 days, 8 days shorter than the same period last year, per the Real Estate Data Aggregator. That is a faster pace than many markets. Still, with rates above 7%, some buyers are pausing to run the numbers. Not every home sold quickly, and overpriced homes sat.
The wider picture: rates and national inventory
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings nationally, the highest share since October 2022. That is a national story. Tigard's supply of 2.6 months tells a different one locally.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. Modest, steady movement nationally. The local numbers from the Real Estate Data Aggregator tell you what is happening on your street.
What this means for you
If you are selling in Tigard, sharp pricing still matters. The market rewarded it this summer. Homes that were priced to match what buyers could afford at today's rates moved. Ones that were not, sat.
If you are buying, you have a few more homes to look at than a year ago. That is real. But 2.6 months of supply is still fairly tight. You will want to be ready to move when the right home comes on.
- ZIP 97224 added more listings this summer, but supply barely moved.
- Prices slipped about 1.8%, homes still sold at 99.3% of list, and nearly 4 in 10 went under contract within two weeks.
- Rates above 7% are real pressure for buyers.
- Clear pricing is still the seller's best tool.
One thing worth saying: these numbers cover all of ZIP 97224. One street, one neighborhood, or one home type can read very differently from the ZIP as a whole. I am happy to look at what is happening right where you are. No question is a dumb question, and I am here anytime.
