Canby is moving faster even with fewer listings

These numbers cover the three months ending August 31, 2026. Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That's a three-year high, and it's slowing buyers across the country. Yet Canby moved in a different direction.

The Real Estate Data Aggregator counted 80 homes sold in ZIP 97013 during that period. That's up 12.7% from the same months a year before. More homes changed hands even as the rate climbed.

Homes sold faster, but the price dipped a little

The Real Estate Data Aggregator put the median sale price in ZIP 97013 at $604,000. That's down 4.1% from a year before. So buyers did find some relief on price, even as they competed for fewer homes. That's an honest tradeoff worth knowing.

The median home in Canby sat on the market just 23 days. A year before, that number was 25 days longer. Homes are moving, and they're moving quickly.

Sellers are getting close to their asking price

The Real Estate Data Aggregator shows the average sale price in ZIP 97013 came in at 99.6% of list price. That's up 0.1 points from a year before. Sellers are still landing very close to what they asked.

About 26.3% of Canby homes sold above list price during this period. That's down just 0.5 points from a year before, so multiple-offer situations are still happening, just a little less often.

Fewer listings means pricing matters more

New listings in ZIP 97013 came in at 100 for the period, down 7.4% from a year before. With 85 homes for sale and 80 sold, the margin between supply and demand is thin. That means a home priced right tends to move. One priced too high can sit.

Nearly 29.3% of Canby homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is down 3.2 points from a year before, so not every home sells fast. But a well-priced home still has a real chance at a quick sale.

The bigger picture: rates are high, but Canby buyers are still showing up

Nationally, the picture is harder. Freddie Mac put the 30-year rate at 7.40% on October 15, 2026. The National Association of Realtors reported existing-home sales across the country reached 3.99 million units in September 2026. Realtor.com reported for-sale listings growing nearly 7% year over year nationally.

Canby tells a different story. Sales are up. Days on market are down sharply. Pending sales in ZIP 97013 reached 75, which shows demand is still moving through the pipeline. Canby's small-town feel, bigger lots, and real downtown draw a specific kind of buyer. That buyer is still active.

In short
  1. Canby sold more homes faster this summer, even as inventory fell and rates climbed.
  2. The median price dipped 4.1%, which gave buyers a little room.
  3. With only 3.3 months of supply, there isn't much cushion.
  4. Pricing and timing matter more right now, not less.

One more thing worth saying: these are ZIP code numbers. One street, one neighborhood, one property type can read very differently from the whole. If you want to know what the data says about your specific home or block, I'm glad to take a look. I'm here anytime, day or night, and no question is a dumb question.
