Tigard stayed one of the tighter parts of this market
Rates matter. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Nationally, Redfin counted the weekly average hitting 7.4% on October 8. That has made buyers more careful everywhere. But Tigard's ZIP 97224 tells a different story than the national one.
What the numbers show for ZIP 97224
The Real Estate Data Aggregator counted 197 homes sold in ZIP 97224 in the three months ending August 31, 2026. Supply sat at 2.6 months, down 0.1 months from the same period a year before. That is one of the tighter readings across this whole market.
More than a third went under contract in two weeks
The Real Estate Data Aggregator found that 37.6% of homes in ZIP 97224 went under contract within two weeks of listing, in the three months ending August 31, 2026. That is up 10.2 points from the same period a year before. Well-priced homes are still moving.
The median price dipped a little, down 1.8% from a year before to $589,000. Not every home sold fast, and fewer sold above list price than you might expect: 19.8%, according to the Real Estate Data Aggregator. But homes that sold went for 99.3% of list price on average, up 0.6 points from a year ago. That tells me pricing still matters a great deal.
How ZIP 97224 compares with the wider market
Across all ten ZIP codes the Real Estate Data Aggregator tracks in this market, 802 homes sold and 965 were for sale in the three months ending August 31, 2026. ZIP 97224 accounted for nearly a quarter of all those sales on its own. That is a meaningful share.
ZIP 97224 sits near the tighter end of that range. Only ZIP 97017 had less supply, at 2 months, though that ZIP had just 6 homes sold, so a small number of sales can move that figure a lot.
The national picture is different
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Redfin estimated 1,510,784 home sellers nationally in September, the most since March 2020, while buyers numbered just 928,892, the lowest since 2013. The Federal Housing Finance Agency put U.S. home prices up 2.6% year over year through July 2026, but growth is slowing.
Tigard's ZIP 97224 is not immune to higher rates. Fewer homes sold than a year ago, and the median price dipped. But supply stayed tight and quick sales stayed common. That gap between the national story and what the Real Estate Data Aggregator shows locally is worth knowing.
One street can read differently from the whole ZIP
- ZIP 97224 held 2.6 months of supply and 37.6% of homes went under contract within two weeks, in the three months ending August 31, 2026, even as rates climbed above 7%.
- The median price slipped a little, so pricing still does the heavy lifting.
- And remember: one street, one block, one home can read very differently from what the whole ZIP code shows.
- That is where a closer look helps.
